What a commercial EICR is

The Electrical Installation Condition Report (EICR) is the formal output of a fixed-wiring inspection of a commercial premises. It is the document insurers, landlords, procurement teams and auditors ask for when they want proof the electrics are safe.

The inspection itself is delivered to BS 7671 (the IET Wiring Regulations). Findings are coded:

  • C1 — danger present, immediate action required
  • C2 — potentially dangerous, remedial action required
  • C3 — improvement recommended (does not fail the report)
  • FI — further investigation required

A report with any C1 or C2 codes is classed as Unsatisfactory and triggers remedial work. C3 codes alone do not fail the report.

Frequently asked questions

How often does a commercial EICR need to be done?

For most commercial premises, every five years or on change of occupancy / use. Higher-risk environments (industrial, swimming pools, theatres) may require a shorter cycle. We will recommend the correct interval after the first inspection.

What does a Satisfactory or Unsatisfactory EICR mean?

A Satisfactory EICR means no immediate or potentially dangerous faults were found. Unsatisfactory means at least one C1 (danger present) or C2 (potentially dangerous) code was issued and remedial work is required. C3 codes (improvement recommended) do not by themselves make a report Unsatisfactory.

Who is legally responsible for the EICR?

The duty-holder under the Electricity at Work Regulations 1989 — usually the landlord or the occupying business. For let property, the landlord is responsible regardless of who occupies.

How long is a commercial EICR valid?

The certificate is valid for five years (or shorter if specified on the report). The next inspection date is shown on the report cover sheet.

What happens if you find faults?
