What office fit-out electrical covers

Office fit-out is the practical application of commercial electrical installation inside a workplace project. The scope splits into two well-known stages:

  • Cat A — the landlord’s base build. Distribution boards, raised access floors, suspended ceilings, generic lighting, HVAC power and emergency lighting. The space is delivered “ready to fit out” but not occupiable.
  • Cat B — the occupier’s fit-out. Meeting rooms, breakouts, branded lighting, AV and conferencing power, floor-box layouts, dedicated cleaning sockets, server-room power. The space is delivered ready to move in.

We deliver both, and routinely deliver Cat A and Cat B back to back on the same floor.

What is the difference between Cat A and Cat B fit-out?

Cat A is the landlord's shell-and-core: distribution boards, raised access flooring, suspended ceilings, base lighting and HVAC. Cat B is the occupier's fit-out on top: meeting rooms, breakouts, floor-box layouts, branded lighting, AV power. We deliver both.

Can you work to a designer's drawing pack?

Yes — we routinely deliver to consultant drawing packs and to main contractor information. For smaller fit-outs without a consultant we can produce our own drawings to building control standard.

Do you handle data cabling alongside the electrics?

Can you work after-hours in an occupied building?

Yes. Where a Cat B fit-out happens on a floor of an otherwise occupied building, we agree noise and access windows with the building manager and work evenings or weekends as required.

What is included in the electrical handover?

BS 7671 EIC for the new circuits, BS 5266 commissioning certificate for new emergency lighting, as-fitted drawings, distribution-board schedules, and an O&M pack covering all installed equipment.
